Step 1: ​Get advice

Submitting an enquiry form is your first step towards your dream home. We will discuss your income, budget and determine your available deposit*. However, before making an offer on a property, it is crucial for us to secure a decision in principle on your behalf. This will confirm what you can borrow from a lender. Additionally, we will explore your future plans so we can ensure that you are fully protected throughout the lifetime of your mortgage.

Step 2: Talk to a solicitor

Mortgage Nest can help you connect with a trusted and experienced solicitor that can talk you through the legal process of buying a home. A stress free solicitor makes for a stress free purchase.

Step 3: Find your dream home
Your solicitor can recommend estate agents, property websites, and auctions to help you find your home.

Step 4: Submit your offer
​
Your solicitor will submit an offer on your behalf along with a suggested date of entry and any terms and conditions you may have with your offer.

Step 5: Apply for the mortgage
​
After your offer is accepted, it is time to submit your mortgage and protection applications. Contact your Mortgage Nest advisor so we can get to work for you.

Step 6: Valuation
​
Lenders require a valuation to establish the value of your home and to ensure it is a suitable security for the mortgage. If you are buying a property in Scotland, the seller is required to prepare a Home Report at their own expense which confirms the value of the property. Please read through this report carefully and speak with your solicitor if you have any concerns or questions.
The report is comprised of 3 parts, firstly a single survey which confirms the mortgage valuation figure and additionally grades the state of repair and condition of the property for 24 elements on a scale of 1-3, where 1 is the best grade. Secondly an EPC certificate is provided grading the property on its energy efficiency. Lastly a property questionnaire which will assist purchasers with information such as factoring charges, current utility providers, and any potential maintenance guarantees.

Step 7: Finalise the purchase
​
Within Scotland the property purchase is concluded by signing the ''missives''. The term “missives” is the conveyancing practice between solicitors on behalf of their clients which constitutes the contract for the sale of the property from the seller to the buyer. Once the missives are concluded, the contract is legally binding.

Step 8: Move in day!
​
Congratulations it is time to move into your new home.
